WHAT WE DO

  • Purchase and resale nice-sized, mostly undeveloped (vacant) lots in rural areas of Montana, normally in 20 to 40 acre parcels (but some as large of 50 acres).  

  • Choose properties that offer exceptional outdoor recreational opportunities nearby or on the land itself, like fishing, hunting, rafting, skiing, hiking, etc...  Many properties border or are very close to State Land and/or national treasures like the Yellowstone River.

  • Offer financing that is very competitive, standard interest rates are 9.99% which is almost always better than bank rates for undeveloped/raw rural land.  We always encourage buyers to seek out the lowest financing they can obtain, whether it is from us or somewhere else!

  • No credit Checks!

  • Never penalize early payoff, extra payments, or external financing options.  We always encourage buyers to finance for the longest term so that minimum monthly payments are lowest, but to pay extra as often as possible (without any penalties) so that the property is paid off soonest and with the least amount of accrued interest.

  • Try to keep things simple, rarely using real estate agents, to save us both money.  We minimize advertising costs and pass the savings on to the Buyer by offering the lowest prices on prime parcels.  

  • Understand the properties we sell.  We have personally lived and spent lots of time near the properties we sell, so we know the local environment and neighbors, and offer our local knowledge and help to our Buyers acclimate quickly to their new property.

  • Offer easy closing by mail or electronically, no need to do anything in person if the Buyer chooses.

  • Use an independent, well-established, third-party escrow service (out of Billings, Montana) to service the loan for both buyer and seller protection and convenience.

  • Optionally (at additional cost) sell the mineral rights ($5000 typically per each 20-acre parcel) with the land parcels.  We offer it this way to save costs for the majority of Buyers who do not care to own these extra rights.  All parcels include the right to drill for water for personal use.
